
We are now halfway through 2026, and the property market across Warwickshire is still active.
Buyers are still looking. Tenants are still enquiring. Homes are still selling. But it is a more considered market than it was a few years ago.
The latest data shows that buyers still have plenty of choice, sales are still being agreed, and rental demand remains strong. But it also shows that sellers and landlords need to be more thoughtful in how they approach the market.
For sellers, pricing correctly from day one is really important. That does not mean pricing low. It means pricing realistically, using local evidence, recent comparable sales, the condition of the property and what else is currently available nearby.
Presentation matters too. A property needs to look right online, show its best features clearly and help buyers picture what life there could look like. The garden, the natural light, the kitchen layout, the parking, the school catchment, the walk into town, the local pubs, shops, parks or countryside nearby — these are often the things that help a home stand out.
For landlords, the lettings market remains active, but with higher tenant expectations and the Renters’ Rights Act changing how private renting works, good management, compliance and sensible advice are more important than ever.
